SSOE’s Comprehensive Services Enable Client’s U.S. Operations

When Germany-based KSM decided to advance its global production footprint by setting up operations in the U.S., they enlisted SSOE to help with site selection. SSOE began by developing the site criteria for the company’s new greenfield high-pressure aluminum castings plant into an RFP. SSOE solicited bids from various states, performed site evaluations, recommended a site, and supported negotiations of the settlement contracts.

KSM was very pleased with the results and extended the scope of SSOE’s services with the conceptual design and cost estimate for the Shelby, North Carolina location. We then performed all design and engineering services for the new facility and acted as the Owner’s Representative which included providing an onsite contact.

SSOE used a cost / benefit analysis, including value engineering, to help KSM determine its “must haves” — items required for production support — verses its wants. This analysis helped the client create a facility that projected the image they were looking for while keeping costs within budget. In fact, by applying intense value engineering, SSOE was able to reduce estimated completion cost by 33%.  

To keep the project on track required prioritizing production areas and construction packages. And to keep the budget intact, SSOE drew on its design solutions that had been successful in other automotive applications.

At this point, site work is complete and Phase 1 construction is underway. The design included expansion areas to be built out as needed for future growth of operations.

LATINtalk eJournal Article: “Forging Innovation in Transition”

Erick Kuri, Mexico Business Leader and Operations Manager, recently authored an article in LATINtalk eJournal. In the article, Erick shares insight on how mega-retailers are seeing a rise in online shopping, which means a growing necessity for building large distribution centers. This new type of building, as well as many of them being in Mexico, creates challenges these retailers have not previously faced. Project Planning: Not Enough or Too Much?

People involved in project development will tell you that diligent planning is critical to project success. That seems obvious. But if you ask if most of their projects meet their target in terms of cost, schedule, scope, and business goals, they would have to admit they don’t. The studies back that up. The Standish Group’s 2009 Chaos Report “shows a marked decrease in project success rates, with 32% of all projects…delivered on time, on budget, with required features and functions” says Jim Johnson, the Group’s chairman. “44%…are late, over budget, and/or with less than the required features and functions, and 24% failed which are cancelled prior to completion, or delivered and never used.”

Why the dismal report? Dan Vining, Business Leader for SSOE’s Project and Construction Management Group at SSOE and an expert in project planning, cites three key reasons why total project success is so elusive…and they all point to planning deficiencies.

  • Spending too much time or effort on the wrong kinds of planning activities.
  • Not spending enough time understanding the owner’s business purpose and perspective.

First Construction Phase Complete – Conversion of Vacant General Manufacturing Facility to FDA Regulated Production Facility

SSOE recently announced the first phase of construction for American Snuff Company’s (formerly known as Conwood Company, LLC) manufacturing facilities in Clarksville, Tennessee has been completed. The manufacturing facilities are situated on a 193- acre brownfield site. The new facilities will allow American Snuff to increase capacity and achieve FDA compliance—a new requirement for its products.

Originally designed by SSOE in the 1970s, Union Carbide operated the existing facility for nearly thirty years, producing large carbon electrodes for the steel industry. In 2009, American Snuff purchased the site, with the plan of converting it into new processing facilities.

The facility will accommodate immediate and future manufacturing needs while transforming an idle general manufacturing environment to one that satisfies new FDA regulations for the industry.

Site Planning Decisions You Can’t Afford to Mess Up

No matter how many building projects you undertake, early in the process you face myriad decisions that significantly impact capital, operational cost, and time. Now more than ever, the pressure is on to eke out any advantages, from the initial programming phase forward.

Ready, Set, Stop Work!

Retail developers, owners and architects could spend hours topping each others’ stories of the serious snafus they survived on the way to getting a Certificate of Occupancy.

The common theme is this: Just when their project was moving in the right direction, something totally unexpected brought it to a halt.

Retail projects involve a maze of permits, studies, approvals, and documentation as part of pre-construction. If you don’t navigate through this phase safely and conscientiously, it’s easy for the project to get pulled off course.

Here in brief, is how the site selection process is intended to go. Owners work with commercial realtors, developers, or architects to find and qualify suitable sites for their retail stores. This involves performing thorough due diligence to determine if the zoning, utilities, soil and environmental conditions, traffic plans and more are favorable, or if not, can be corrected fairly easily. Owners also need to know about any fees and assessments associated with developing the site and have in hand preliminary planning documents.

Jens Ebert, PE, PMP, Senior Project Manager at SSOE, recently authored this article, which examines the phased approach to project execution referred to as front-end loading (FEL) and its many advantages. Also known as pre-project planning (PPP) and front-end engineering and design (FEED), the FEL approach to project delivery involves early project planning and engineering, so that design changes are easier and cheaper to accommodate, comparatively. FEL is very structured and can require more cost upfront, but projects are less likely to have issues or costly changes, and gives stakeholders an opportunity to make more informed decisions along the way.
